This Is Why...
Buying a home is no easy task. Many home-buyers think they don't need to hire an agent, because they are buying directly from a builder. However, not using a realtor can be a very risky.
When you choose a REALTOR®️, by LAW, that REALTOR®️ legally has a fiduciary duty to get you the best deal, the most favorable terms, and look out for your best interests. However, the builder’s rep is working for the builder – not for you! Their success relies on getting the best deal for the builder, who is their employer. But when you use a Realtor, you are the employer.
Excellent Negotiation Skills
Builder's prices maybe negotiable! An experienced agent will be an expert regarding the housing market in your area. If you do not have a REALTOR®️ with you, you are going in blind and are severely at a disadvantage in contracts and negotiating. Want upgraded counters or appliances in that new home? Your agent can help you with all those extra perks, amenities, and upgrades. We can often negotiate with the builder on things like paint color or even the style of garage door, especially if the housing development is in the beginning stages.
Walk you Through The Process
Experience isn’t expensive, it’s priceless! Your REALTOR®️, who understands the ins and outs of home purchasing, can work on your behalf to negotiate a better deal, free upgrades, or simply whatever is in your best interest. Most people wouldn’t consider buying an existing home without a REALTOR®️ to represent them. Therefore, why consider going through the even more stressful and complicated process of building a home without someone on your side?
Preferred and Skilled Vendors
Builders' typically have a preferred lender that they will try to steer you to, but your Real Estate Agent can help make sure that you're getting the mortgage that works best for your situation. Shopping around is always wise, and you don't want the builders agent pressuring you into using their suggested professional unless its right for you. What's better than using a vendor your REALTOR®️ already knows and trusts?
