Buyer's Cheat Sheet
This cheat sheet shares helpful insider tips for home buyers. These have been categorized by the
following stages in the home buying process to make it as easy as possible for you to hone in on the info
that’s most helpful and relevant to you (based on where you’re at in the process)
• Getting Ready to Buy
• The Search for the Right Home Begins
• Offers & Negotiations
• Closing the Deal • Getting Ready to Buy
1. Seriously consider whether now’s the time to buy – For many people, a home is one of the
biggest purchases they’ll ever make. Before you dive into the process, seriously consider
whether it’s the right time to buy.
Do you have a reliable income? Are you planning to stay in the area (or move)? Do you have
enough savings to cover a down payment? The answers to these questions can highlight if now
is a good time for you to buy or if it may be in your best interests to hold off for a while as other
aspects of your life change or settle down.
2. Set a Budget– Before you start your home search, know what you are able and willing to spend.
Set an upper limit of your price range. This can help you focus your home search on realistic
options (and help you avoid getting attached to homes that are above your price range).
3. Compile some crucial documents – Before you start researching your financing options, get
together some important documents that you’ll need when it’s time to apply for a pre-approval
(or the mortgage loan). These documents can include copies of trax eturns, recent bank
statements and paystubs, and/or co-signers’ financial information.
4. Secure the financing now – If you are planning on taking out a mortgage loan to buy a home, get a pre-approval before you start shopping around. This can empower you to make a viable offer as soon as you do find the right home. It can also define the upper limit of your price range (meaning that you can focus on homes that fit your pre-approval limit).
